Mainland Headwear plant, Agua Prieta: 181,000 sq ft (16,805 m²) and 437 metric tons of steel
SQ Tech built Mainland Headwear's manufacturing plant in Agua Prieta, Sonora, a border town across from Douglas, Arizona, as a turnkey built-to-suit project. It produced the design documents and managed the whole job, did the civil work for the foundations, and fabricated and erected the steel structure and the metal roof: 181,000 sq ft (16,805 m²) and 437 metric tons of steel.

Challenge
The brief was to deliver a building ready to operate with a single party responsible, from design documents to handover. In a traditional setup, design, foundations, structure and roof sit in separate contracts, and every boundary between contractors is a place where time and accountability get lost.
The 181,000 sq ft manufacturing building is in Sonora's border strip; the structure was fabricated in SQ Tech's shop in Hermosillo and hauled to Agua Prieta for erection on site.
Solution
SQ Tech worked design-build with overall management of the job: it produced the design documents, did the civil work for the foundations, fabricated the steel structure of the manufacturing building, erected it and installed the metal roof.
With one contractor, the structural design is done with fabrication and erection in mind, the foundation is built from the same engineering that sizes the structure, and field adjustments are solved within the same team. The client deals with one party instead of coordinating several.
The building uses 437 metric tons of steel for 181,000 sq ft: 26.0 kg per m² (5.3 lb/sq ft), a lighter structure per square foot than the Carlisle (35.5 kg/m²) and Stanley Black & Decker (34.4 kg/m²) plants in Nogales.
The photos show the finished plant on an open lot in Agua Prieta: the manufacturing building, the paved yard, the parking lot and the gatehouse.
